 it is important that no guest has been in the presence of anyone who has been sick during the three weeks prior to arrival.  Thank you for your understanding.

Non refundable Pre-Payment Required for All Reservations

You can pay for 2 guests to reserve and secure your date/time and thus receive your reservation confirmation and directions.  You can prepay the remainder of your guest count later but within 2 days of your reserved date.  This may help you with planning.

As soon as you have a date you are interested in, no matter how far in advance, get your reservation booked.  Please keep in mind it is your private time here during your reservation.  So, you need to choose a date and your desired arrival time.  Lana has had guests here at 7:30 a.m. and 7:30 p.m. and all hours in between!

Allow 3 hours or so
 for your "personalized experience".
There is no clock watching here at the cottage.

We do the tour first which is about 1-1/2 hours. We'll sit in the living room and Lana will share stories about how the house was built, how she found it and how the business got started.  It is a good Buffalo Western New York story as well.  We'll  tour the rest of the cottage and the memories will continue on.  You may also enjoy roaming the grounds and cottage garden.  After the tour you'll sit down in the dining room and enjoy world class teas.  Lana has over 80 blends of fine teas. You may enjoy as many blends as you wish. We focus on the art of great tea and art of proper tea preparation.  You will also enjoy light bites which include homemade
Scones and Butter Tarts
Cucumber Tea Sandwiches
